How to buy French property funds on credit
The situation. SCPI property funds are a popular investment option for those seeking long-term income, but many don’t realise they can be bought on credit.
AXA Banque provides an equity credit solution which enables you to finance an SCPI without tying up your cash. The SCPI partially pays for some or all of the loan and after 15-20 years you own the full value and the rental income that it generates.
The advantage. Using the equity credit option, you can access the entire SCPI market and, as of May 2025, benefit from fixed interest rates from 3.24% over 20 years.
How it works.
- Minimum loan: From €75,000, with 100% financing possible.
- Terms: Amortising loans up to 20 years or interest only for up to 15 years.
- Flexibility: Optional amortisation deferral (1-9 months).
- Borrower eligibility: Open to individuals and companies.
- Guarantees: Crédit Logement or AXA savings products (France/Luxembourg).
There’s also a €500 discount on fees when you invest in MyShareSCPI as part of your allocation and, throughout this year and in 2026, a bonus return of up to 2.20% is offered on euro funds.
